Pressemitteilung: Scannell Properties to redevelop 23,000 sq m brownfield site in Hockenheim, germany
Scannell Properties has acquired a 23,000 sq m brownfield site in Hockenheim. Strategically located within the Rhine-Neckar triangle, one of Germany’s strongest economic regions, the site benefits from rapid links to major city and multi-modal transport hubs in both Germany and France. Building permits have been granted for a logistics building comprising 11,400 sq m of ground floor warehouse space with a further 1,800 sq m mezzanine. Designed with flexibility and longevity in mind, the building can be subdivided into two individual units of approximately 6,100 sq m and 5,300 sq m respectively. The development will also include 1,200 sq m of modern office and social space, alongside outdoor areas designed to enhance employee wellbeing. While the office building will feature a green roof, the warehouse roof will be equipped with a full-scale photovoltaic system with an estimated capacity of around 1,400 kWp. Additional sustainability features include a heat pump, greywater recycling, and a smart metering system, all contributing to reduced CO₂ emissions during operation and energy efficiency benefits for future tenants. The project is targeting DGNB Gold certification. Scannell is also implementing targeted ecological measures to protect the adjacent forest and local biodiversity, including the construction of a swallow nesting house as well as the designation of both a reptile habitat and a forest protection zone.
